Basement Egress Windows

The Window That Makes a Bedroom Legal

A basement bedroom isn't a bedroom without one: an egress window (or door) that provides a code-compliant emergency exit. It's a life-safety requirement, not a suggestion — and it's also what lets a basement bedroom count as a bedroom for resale and appraisal. We install egress windows to code: cut the opening, install the window, excavate and build the window well, and handle drainage so the well doesn't become a water feature.

What Code Requires

Most municipalities in our area follow the International Residential Code, which sets clear minimums for emergency escape openings in basement bedrooms:

  • Minimum opening area of 5.7 square feet (5.0 square feet at grade level)
  • Minimum opening height of 24 inches and minimum opening width of 20 inches
  • Maximum sill height of 44 inches above the finished floor
  • Window wells deeper than 44 inches need a permanently attached ladder
  • The window must open fully without keys, tools, or special knowledge

Your village may have additional requirements, and the permit and inspection process verifies all of it. We pull the permits and build to pass — an egress window that doesn't meet code is worse than useless, because it creates the illusion of compliance.

What's Involved in Installation

Cutting the opening. We cut through your foundation wall — poured concrete or block — with professional concrete-cutting equipment. This is the part that separates professional egress installation from handyman work: the opening has to be the right size, in the right place, without compromising the wall.

The window. Egress-rated windows come in several styles — casement windows are the most common for egress because they crank fully open and meet the opening requirements in a smaller rough opening than sliders. We'll recommend the right unit for your wall and budget.

Excavation and the window well. From the outside, we excavate down to the footer, install a window well (corrugated steel or composite), and backfill properly. The well needs to give someone room to actually climb out — code specifies minimum well dimensions for exactly this reason.

Drainage. A window well without drainage is a bucket against your foundation. We tie the well drain into your existing drainage or daylight it away from the house, so storm water doesn't collect where your new window is.

Interior finish. Inside, we frame and trim the opening to match your finished basement — drywall returns, sill, and casing that look like they were always part of the plan.

Egress in Different Foundation Types

Poured concrete walls cut cleanly and hold the opening well — the most straightforward egress installation.

Concrete block walls require care: cutting through block means dealing with mortar joints and sometimes partially grouted cores. It's routine work for us, but it's not a DIY project.

Stone or older foundations (common in century-old homes near downtown Joliet and Lockport) need individual assessment. Some can take an egress opening; some can't without structural work. We'll tell you honestly during the estimate.

Can Every Basement Take an Egress Window?

Almost — but not quite. The limiting factors are foundation type and condition, exterior grade (if the outside ground is already near the basement ceiling, excavation gets complicated), and what's in the way: decks, patios, utility lines, or property-line setbacks. During your free estimate, we evaluate the wall, the exterior, and the code path, and give you a straight answer.

Egress as Part of a Larger Finish

Most of our egress installations happen as part of a full basement finishing project with a bedroom in the plan. Doing the egress during the finish — rather than as a standalone project later — saves money: the excavation, permits, and inspections fold into the larger job. If you're planning the bedroom now, plan the egress now.
