When "Finished" Doesn't Mean Done Right
A lot of basements in the southwest suburbs were "finished" decades ago — wood paneling glued to the studs, drop ceilings hiding a maze of wiring, carpet over concrete, a bar built by a previous owner in 1987. Or they were finished five years ago by a contractor who skipped permits and cut corners you'll discover at resale. Basement remodeling is the rework: new layout, modern finishes, proper lighting, and everything brought up to code.

What Basement Remodeling Includes
Layout rework. The most transformative part. Walls move, rooms get redefined, and the space gets planned around how you live now — not how someone lived in 1995. Open up the family room, carve out a real home office, add the bathroom that should have been there from the start.
Finish upgrades. Drywall over paneling, modern flooring over tired carpet, recessed lighting over a single pull-chain bulb. The difference between a basement that feels like a basement and one that feels like the rest of the house is almost entirely finishes and light.
Lighting redesign. Old finished basements are chronically under-lit — a few dim fixtures in a drop ceiling. We design layered lighting: recessed cans, task lighting, and proper switching, on circuits your panel can actually support.
Bathroom additions and upgrades. Many older finished basements have a rough, dated half-bath — or none at all. We add or rebuild basement bathrooms to modern standards.
Egress corrections. Basements finished before current code often have "bedrooms" with tiny hopper windows that don't meet egress requirements. We install proper egress windows so bedrooms are legal, safe, and insurable.
Moisture remediation behind the walls. This is the one people don't expect. When we open up old finished walls, we sometimes find the reason the paneling was there: moisture that was covered up instead of fixed. We deal with it properly — through our sister company Baseline Waterproofing if needed — before the new finishes go on. A remodel that seals moisture behind fresh drywall is just a future demolition.
Remodel vs. Finish: What's the Difference?
Basement finishing converts unfinished space into living space. Basement remodeling reworks space that's already finished — or half-finished — into something better. Remodels often cost less per square foot than full finishes (framing and rough-ins may already exist), but they carry their own surprises: what's behind those walls, whether the old electrical is safe, and whether any of it was permitted. Part of our estimate is opening things up and finding out before we quote.
The Permit Question on Old Work
Here's an honest conversation we have regularly: your basement was finished without permits 20 years ago, and now you want it remodeled. Bringing the village in for permits on the remodel means the new work gets inspected — which is good — but it can also surface questions about the old work. We navigate this with you straightforwardly: what's grandfathered, what needs to come up to code, and what the inspector will actually look at. Unpermitted bedrooms and bathrooms are the biggest resale liabilities; a permitted remodel is how you fix that.
What It Costs and How Long It Takes
Remodels vary more than finishes because every old basement is different. Partial remodels — new flooring, paint, lighting, and trim in an otherwise sound space — are the fastest and most affordable. Full gut-and-redo projects with layout changes, bathroom work, and egress run longer and cost more.
