How much does basement finishing cost?
Most full basement finishes in our area land between $30,000 and $60,000 depending on size, whether you're adding a bathroom, and the level of finishes. Projects with bedrooms, full baths, and higher-end materials run higher. Every basement is different, which is why we offer free, itemized on-site estimates with a firm written price. Read our cost guide for what drives the price, or call (708) 665-4874 to schedule your estimate.
How long does a basement finish take?
A typical full basement finish takes four to eight weeks once permits are in hand. Bathroom additions, egress window excavation, and custom features add time. We'll give you a firm timeline with your written estimate before any work begins.
Do I need a permit to finish my basement?
In most of our service area, yes — and you want one. Permits trigger the inspections that verify electrical, plumbing, and framing are done safely, and unpermitted finished space causes real problems when you sell. We handle the permit process for you.
My basement gets damp. Can it still be finished?
Not until it's dry. Finishing over moisture destroys drywall, flooring, and trim — you'd pay for the finish twice. Read why waterproofing comes first. We'll assess your basement's moisture honestly during the free estimate, and if it needs waterproofing first, our sister company Baseline Waterproofing handles that side.
What ceiling height do I need?
Residential code generally requires 7 feet of finished ceiling height in living space, with limited exceptions for beams and ductwork. Many older homes in our area have lower basements — during your estimate, we'll measure and tell you honestly what your ceiling allows and what the options are.
Do basement bedrooms need special windows?
Yes. Any basement bedroom needs an egress window or door meeting code minimums for opening size and sill height — it's a life-safety requirement, not a suggestion. We install egress windows to code, including the excavation, window well, and drainage.
Can you add a bathroom to a basement?
Usually, yes. If your main sewer line is below the basement floor, plumbing ties in by gravity. If it's above, we install an ejector pump system that lifts waste up to the line. See basement bathroom additions for how it works.
What's the difference between finishing and remodeling a basement?
Finishing converts an unfinished basement into living space. Remodeling reworks a basement that's already finished — new layout, updated finishes, better lighting, modern use of the space. We do both; see basement remodeling.
Will finishing my basement add value to my home?
Finished, permitted, code-compliant living space generally appraises and sells better than unfinished square footage — it's real living area added without an addition. Unpermitted or substandard work, on the other hand, can hurt you at inspection and appraisal. That's why we permit and build to code.
