What's Included in a Full Basement Finish
Design and layout. We plan the space around how you'll actually use it — family room, home office, guest bedroom, gym, playroom, or some combination. Wall placement, door swings, lighting layout, and outlet locations all get decided on paper before a single stud goes up.
Moisture verification. Before anything else, we confirm the basement is dry. Finishing over moisture is the most expensive mistake in this trade — drywall, flooring, and trim all get destroyed, and you pay for the finish twice. Framing and insulation. Walls framed to code, insulated for comfort and energy efficiency. Basements lose heat through foundation walls; proper insulation is the difference between a room you use year-round and one that's freezing from November to March.
Electrical. Dedicated circuits, recessed lighting, outlets where you'll actually use them, and panel capacity verified before we start. If your panel is full, we'll tell you during the estimate — not halfway through the job.
Plumbing rough-in. If the plan includes a bathroom, bar sink, or laundry, plumbing goes in before drywall. See basement bathroom additions for how below-grade plumbing works.
Drywall, flooring, ceilings, and trim. Hung, taped, and finished drywall; flooring suited to below-grade conditions (luxury vinyl plank, tile, or engineered options — we'll explain the trade-offs); ceilings that balance height, access to utilities, and finished appearance; and trim and paint that make it feel like the upstairs.
Egress where required. Any bedroom in the finished space needs a code-compliant egress window. We plan for it in the layout, not as an afterthought.

The Honest Constraints
Not every basement can become everything. Here's what we check during the estimate:
- Moisture. Any history of water, dampness, or musty smell has to be resolved first. Non-negotiable.
- Ceiling height. Code generally requires 7 feet of finished ceiling height in living space, with limited exceptions for beams and ductwork. Older homes with low basements have fewer options — we'll measure and tell you honestly.
- Egress. Bedrooms need code-compliant egress. If cutting an egress window isn't feasible in your foundation, that room can't legally be a bedroom.
- Electrical panel. A full finish with a bathroom and kitchenette draws real power. We'll verify your panel can handle it.

Permits, Inspections, Timeline
We pull the permits your village requires — most municipalities in our area require them for basement finishing, with inspections for framing, electrical, plumbing, and final.
